About the Opportunity
TES Staffing is supporting a respected property management firm with over 30 years of success across New York State.  We are seeking a highly reliable, hands-on Building Superintendent to oversee a 39,000+ sq. ft. commercial office building in downtown Buffalo.
This is a critical, high-trust role following a recent leadership transition. We are looking for someone who takes ownership, operates with integrity, and shows up consistently.
You will be the go-to person on-site, responsible for keeping the building running smoothly, safely, and professionally; while delivering exceptional service to a long-standing, high-profile client.

What You’ll Be Responsible For
Day-to-Day Building Operations
  • Perform hands-on maintenance: basic electrical, plumbing, lighting, patching/painting, repairs
  • Proactively walk the building daily; identify issues and fix them before they become problems
  • Maintain supplies, tools, and overall building readiness
  • Support furniture moves, workstation setup, and internal adjustments
Vendor & Project Coordination
  • Manage vendors (snow removal, landscaping, contractors) and hold them accountable to performance standards
  • Source vendors, gather quotes, and assist in RFP and bid comparison processes
  • Support building improvements and upcoming renovation efforts
  • Coordinate work that falls outside of standard scope with client approvals
Safety & Compliance
  • Ensure sidewalks, entrances, and exterior areas are safe and maintained; especially during snow events (this may require hands-on shoveling/salting during the day)
  • Maintain a safe environment for all occupants; safety is non-negotiable
  • Accurately track time, work performed, and vendor activity
Client Service
  • Deliver exceptional responsiveness; if something needs fixing, it gets done quickly
  • Work within a structured system where requests flow through client administration
  • Communicate clearly and professionally with client stakeholders
Emergency Response
  • Be available for after-hours emergencies (rare, but critical)

What We’re Looking For
  • 3+ years of commercial building or facilities experience
  • Strong hands-on maintenance skills (must be able to fix issues—not outsource everything)
  • Experience managing vendors and holding them accountable
  • Ability to work independently with minimal oversight
  • High level of integrity, reliability, and accountability (this is essential)
  • Strong communication and follow-through
  • Comfortable operating within structured processes and approvals

Compensation & Benefits
  • $55K–$65K depending on experience and skill level
    • Can exceed $65k base IF you are fully capable of handling all aspects of the role independently
  • Hourly / Non-exempt (paid for all hours worked, including overtime)
  • Medical benefits (United Healthcare/Oxford – employee contribution ~10% for single coverage)
  • Option for higher compensation if medical benefits are not needed
